Investment & Ownership FAQ

What exactly do I own as an investor?

Investors receive direct title to a specific parcel of vineyard land, recorded in their name. It’s a tangible real estate asset whose value is separate from the operating company. Land values can rise or fall, and returns are not guaranteed. Details are in the PPM.

How is the rental income calculated?

Income comes from a leaseback structure. You receive a base lease payment plus 50% of the net income from winemaking and retail operations on your land, paid annually as additional rent. The 50% share depends on actual results and may be lower or zero in a given year. “Net income” and payment terms are defined in the PPM.

Can I sell my vineyard interest?

Yes. Because you hold title, you aren’t tied to a management-led exit timeline. A sale is subject to your lease, any securities resale restrictions, and the transfer terms in the PPM, and there is no guaranteed buyer or secondary market. We recommend a 7+ year hold.

What are the 'Iconic Vacations' benefits?

Investors are intended to receive access to the Iconic Vineyard Holdings portfolio, including curated stays at estate properties, VIP winemaking experiences, and priority booking at partner vineyards. Benefits grow as the portfolio grows and are subject to availability and the terms in the PPM.

How does high-margin retail affect returns?

If a lot purchased for $800,000 generated $900,000 in annual net income from winemaking and retail operations, a 50% share would be $450,000 in additional rent for that year, on top of the base lease payment. This is not a projection or a guarantee. Actual results depend on production, pricing, sales volume, operating costs, and market conditions, and may be significantly lower, including zero. See the PPM for assumptions, definitions, and risk factors.

What is the minimum investment for title transfer?

Interests are offered as membership units at $80,000 each, and you can buy one or more. Each vineyard lot is offered in 10 units. When all 10 are committed, the property closes and is transferred to the investors. Eligible investors can request the current Private Placement Memorandum (PPM) for eligibility, closing conditions, and transfer procedures.
